What is a Survey certificate? As a Kibanja owner do I need it?

A survey Certificate

is a professional document used in Uganda to determine legal boundaries of a property (land/ Kibanja) clearly showing the neighbours in every corner/ side.

Yes, kibanja owners need Survey certificates for the following reasons;

  1. It helps the Kibanja Owner to know the exact boundaries of the kibanja without using Temporary Marks like trees and Empaanyi but with use of coordinate system and a marker stone which can be verified by any surveyor after a very long Period of time.
  2. It shows there is an agreed position between the various- neighbours because they sign on the survey form. This evidence can be produced by Solvent before the court to aid informed judgement
  3. Helps the Kibanja Owner to know all the neighbours and their connection to his Kibanja

Components of survey certificate

What does the Survey Certificate Include?

The survey certificate will include;
  1. Location of improvements in relation to the property lines
  2. Kibanja description i.e., size, shape, neighbours, swamps, rock size, valley
  3. Registered charges such as easements, rights-of-way, or covenants
  4. Dimensions of the property and improvements
  5. Encroachments onto the property
  6. Encroachments by improvements on the property onto neighbouring properties
