Our Focus
We deal with landlords, land owners, Kibanja Owners, tenants, brokers and various service providers needed in the lifecycle of buildings and land
Under land management, Solvent focuses mainly on the Mailo Tenure system.
Under this system there are two forms of occupants, the land owner and tenant by occupancy (Kibanja owner). Both have interests on this land and their interests are protected by the constitution of Uganda. The law recognizes kibanja owners and grants them protection to remain in quiet possession of their kibanja and would not be evicted unless it was a court order. The law also guaranteed the bibanja owners hereditary security of tenure putting them on equal status with mailo landlords. And this status could not be affected by any change from the side of mailo landlords.
However, despite of the fact that the interests of both parties are clearly defined and protected by the law, conflict of interest always rise up including illegal evictions, boundary conflicts, fights among siblings over land/kibanja succession among others. This is mainly attributed to the informality of the Bibanja owners. As a result, Solvent Asset Management came up with a way of minimizing these conflicts. What We Do Under Land Management
We will make it our priority to deliver practical yet cost - efficient solutions tailored to our customer needs and exceed their expectations in realizing value for money
Solvent engages in the process of determining, recording and disseminating information about ownership, value and use of land and its associated resources. These processes include the determination (sometimes called ´adjudication´) of land rights and other attributes, surveying and describing these, their detailed documentation, and the provision of relevant information for supporting land markets.
Our services meet the needs of managing parcel data integrity, maintaining the survey record, and tracking parcel history with configurable business rules and workflow management
We verify deeds, kibanja agreements and other legal binding documents and confirm survey information prior to submission
Land ownership in Uganda is very trick, the fact that Uganda is a subsistence agricultural economy or society makes ownership or even access to land a matter of life and death. But doing your due diligence will protect you from conmen and fraudsters.
Solvent Keeps a copy of Kibanja Purchase agreement making it accessible in case your copy gets stolen or lost. In case the land is obtained through succession, the family and neighbours consent form work as a legal document to protect you on your Kibanja.
We ensure the chairperson of LC1 signs and stamp on the consent form. It is a common practice the kibanja owners through succession have no single document to testify ownership of kibanja. Therefore, after registering your Kibanja with us, Solvent will act as a future reference partner & provide you with the right information at the right time.
Without proper land survey your land / kibanja can be over or under valued so there is necessity for accurate land survey. This survey helps to ascertain the size of the property and confirm its true description.
We assist you with conducting a boundary opening to confirm whether the boundaries are in consistent with the particulars of the land. This allows us to confirm the boundaries and sometimes we act as whistleblowers in case of red flags,”
Our professionals are ready to help you realise the worth of your Kibanja/ Land
When Do I Need to use a certificate of Kibanja occupancy?

Succession planning forces you to think about uncomfortable topics. Although it may not be easy to plan, the result will be rewarding. I f you own a forest, farm, or rangeland, you probably are concerned about leaving those lands in good shape for future generations for that reason you should consider planning for the future of your land. Since you care about the future of your land or business, it is important to develop a succession plan. A succession plan accounts for the social, financial and legal aspects of transitioning your land or business to future owners and managers.
Issuing Certificate of Survey and database registration
Ownership of land would make a lot of sense if it is registered, not only for the statistic of the country but also for the owner
We have a professional registered surveyor who carries out a topographic survey of the land and confirm to you the size and shape as indicated on the title/ agreement. The surveyor will also identify the land boundaries and insert mark stones. And then issue to you a survey report/ certificate in respect of the land. This information will be scanned and entered in our database for future reference
