Why does solvent issue out certificates of ownership of Kibanja yet the government also issues out land titles. Isn’t solvent doing work that belongs to government?

The law mandates government through ministry of Land and urban development to issue land titles for mailo land. The title is for the registered owner of land not the Kibanja owner. The law does not provide for any document given from the government to show ownership of Kibanja however, the law recognizes the tenant in two categories (Lawful occupant and Bona fide occupant). Solvent uses the law to determine the ownership of the kibanja in the two categories and document that ownership through consent from the local leadership, neighbors, and the family

Solvent also conducts a survey on the land to determine the size, mark boundaries and determine neighbors. The law also allows the registered owner to issue the certificate of occupancy to kibanja owners and once given, it is a legal document. In addition to the survey and registration certificate, solvent works with the land owner to issue you with the certificate of occupancy

The certificate is signed by a regulated professional surveyor and lawyer who vet and ascertain the trueness of information Solvent works to see that there is a good relationship between the landlord and tenants, neighboring bibanja owners and family members

How does solvent help me in case a conflict erupts between me and my family members or the neighbours?

Solvent has a number of lawyers and land surveyors with many years of experience in land matters. A team consisting of at least one lawyer or surveyor shall hold a meeting with the conflicting sides and give them the legal guidance to help the come to a common ground. If one of the clients in conflict has a Kibanja certificate from Solvent, Information collected will be used to enable the conflicting parties get a proper clarification. How does solvent save me from eviction by the landlord?

Evictions normally occur due to ignorance of the Kibanja Owner of his or her rights. It may also occur due to poor documentation of the ownership of the kibanja. How much does it cost to have my Kibanja surveyed and issued with KSDR certificate and certificate of occupancy (CO)?

Solvent’s primary goal is to ensure that kibanja owners have proper documentation of their ownership of the Kibanja, that is why our survey services are very affordable compared to other companies. The exercise is divided into three parts which include, Ownership establishment, Kibanja Survey and boundary marking, and Database registration and issuing of KSDR certificate and Certificate occupancy. The amount of money charged depend on the size of Kibanja.

The minimum amount is UGX: 500,000 for Kibanja of 1 acre and an additional fee of UGX: 100,000 for any additional acres in excess of 1 acre. This cost includes 4 marker stones, database registration and issue of KSDR certificate.

An additional charge of UGX:10,000 is charged for every additional market one. Solvent also charges transport fee of UGX: 5,000 per Kilometer from the nearby station to Kibanja, However, this amount can divideded among all people who want their Kibanja be surveyed on that particular day. For example, If four people live in the same area and they want their Bibanja be surveyed by solvent, the transport fee will be divided among the four people.

Can solvent help me get letters of administration of the family estate and how much does it cost me and how long does it take

The solvent can help you throughout the process of getting letters of administration. However, this process has its own legal requirements which solvent follows to the dot to make sure that all the beneficiaries of the estate are catered for. Certificate of occupancy is not a transfer form

How long does it take for solvent to give me my certificate after survey and how do I know it is authentic?

Solvent takes a maximum of 10 working days to have the certificate ready. All certificates are picked in person by the registered Kibanja owner from our head office or regional office. Solvent does not deliver certificates in the field. The person picking the certificate has to present an original national ID. Once the certificate is ready, you will receive a message informing you to come and pick the certificate. The certificate has a number of security features which make it hard to forge. You can ask one of our agents to explain to you the security features.

What is the difference between Kibanja survey and database registration (KSDR) certificate and certificate of occupancy?

The Kibanja survey and database registration certificate is a certificate issued by solvent to a kibanja owner which shows the particulars of the kibanja and particulars of ownership. It is issued after land is surveyed, ownership established and information registered on the global land database.

The certificate of occupancy is a certificate that shows that the landlord recognizes and has given permission to the kibanja owner to be on his/her land. This certificate bears the signature of the landlord

How does solvent a certain ownership of Kibanja if I do not have an agreement

Kibanja owners can be divided into two categories according to the land act;

  1. Lawful occupant; This means a person who entered the land with the consent of the registered owner, and includes a purchaser.
  2. A Bonafide occupant is one who, before the coming into force of the Constitution 1995—
  • Had occupied and utilized or developed any land unchallenged by the registered owner or agent of the registered owner for twelve years or more; or
  • Had been settled on land by the Government or an agent of the Government, which may include a local authority.


  • Lawful occupants’ ownership is ascertained by both purchase agreements, Will, and neighborhood recognition. Bona fide Occupant’s ownership shall be ascertained by the record of Busuulu and neighborhood attestation
